PCS Season Is Coming: Should You Buy or Rent? What Every Military Family Should Know

Spring is in the air! For thousands of military families across the country, that means PCS season is not far behind. Permanent Change of Station orders start arriving in the spring, and with them comes one of the most consequential questions a service member and their family will face: should we buy a home or rent when we get to our next duty station?

Why PCS Housing Decisions Are Different

Most people moving to a new home have months to research, weigh options, and make a thoughtful decision. Military families often have weeks. Orders can arrive with a report date that’s closer than you’d like, and the pressure to have housing secured, especially for families with kids in school, is real.

Add to that the unique financial tools available to service members (VA loans, BAH, DLA) and the ever-present possibility of another PCS down the road, and the rent-vs-buy question takes on layers most real estate conversations don’t have.

When Buying Makes Sense

Buying a home during a PCS can be one of the smartest financial moves a military family makes, especially when these conditions are present:

•  You’re likely to be at this duty station for three or more years. Building equity takes time, and transaction costs on both ends of a purchase need time to be offset by appreciation and mortgage pay down.

•  You’re eligible for a VA loan. This benefit…no down payment, no private mortgage insurance, competitive interest rates. This is one of the most powerful financial tools in existence. It allows you to keep your savings intact while still building equity in your own home.

•  Your BAH can reasonably cover a mortgage. In many Northern Virginia markets, a VA loan payment for a well-chosen home can be surprisingly close to the cost of renting a comparable property.

•  You’re open to renting the property out if you PCS again. Many military homeowners have built strong rental portfolios this way, covering the mortgage with a tenant while their BAH at the next station handles their housing there.

The key insight: buying is not just about where you live right now. It’s about building long-term wealth through real estate, one tour at a time.

When Renting Makes More Sense

Renting is not a consolation prize. For many military families, it’s genuinely the smarter move. Consider renting if:

•  Your tour is short or the timeline is uncertain. Buying and selling a home within 12-18 months rarely makes financial sense once transaction costs are factored in.

•  You’re new to the area and want time to learn the neighborhoods. Northern Virginia has a lot of variety and spending a year in a rental while you figure out where you really want to be can lead to a much better home purchase down the road.

•  Your family is still settling in and flexibility matters. A rental gives you room to breathe before committing to a neighborhood, a school district, or a commute.

Starting Early Is Everything

One of the most consistent pieces of advice we give military families: don’t wait for orders to start thinking about housing. The families who start the conversation early, even just getting a sense of the market, understanding VA loan eligibility, or exploring neighborhoods, are the ones who end up with the best outcomes.
